Ask Real Estate and M&G set out to reimagine 58 Mosley Street as Aviary — a landmark green office building in Manchester’s commercial district. 

We were brought in to bring this vision to life, transforming the concept into a vibrant, user-centric workspace that prioritises environmental goals and well-being. Delivered on time and within budget, Aviary now stands as a prestigious, award-winning addition to Manchester’s office market.

Reimagining 58 Mosley Street

Ask Real Estate and M&G aimed to transform 58 Mosley Street into a modern, sustainable workspace that would stand out in Manchester’s commercial property market.

The project had a major ESG focus and was designed to enhance tenant health and well-being. Working in partnership with Ask, we developed their concept design into a detailed design-and-build offer and delivered this comprehensive solution on time and within budget.


Managing structural and logistical demands

This transformation required a significant structural overhaul. Located in the heart of Manchester, near St Peter’s Square Metrolink, the project came with complex logistical challenges, including road closures, crane lifts and securing highway permits.

Working closely with Metrolink, we coordinated access above live power lines to complete critical façade works safely and efficiently. We kept disruption to a minimum, so existing tenants and nearby businesses could continue their operations with minimal interference.



One of the city’s most sustainable workspaces

Aviary’s redesign focused on reimagining its interior and exterior to reflect a holistic approach to sustainability. This comprehensive refurbishment reduced embodied carbon to just 10% of a comparable new build and lowered the building’s carbon footprint by approximately 69%.

This eco-friendly approach was instrumental in securing Aviary’s multiple sustainability accreditations, including a NABERS 5* rating, BREEAM ‘Excellent’, WiredScore Platinum, and an EPC A rating, placing it among the city’s most sustainable office spaces.

The building’s smart systems manage energy use efficiently. Facilities such as EV chargers and bike storage encourage greener commutes, while advanced heating and ventilation systems maintain indoor air quality and optimise energy consumption. The end result is a building that is not only award-winning but also on a clear path to achieving net zero carbon in operation.

A standout user experience

Tenants are greeted with a stunning reception area, featuring biophilic design and elegant spiral lighting. This welcoming and calming space also includes a coffee bar and full concierge service, setting the tone for a building that truly prioritises the tenant experience.

We converted the basement car park into a versatile business lounge complete with quiet working pods, flexible co-working spaces, an auditorium and a media wall. This basement lounge allows tenants to use the building in a way that best suits their needs.

The rooftop was redesigned with a new pavilion and terrace, with sliding glass doors that enhance the natural light and offer incredible views of the city. Other amenities include a gym, yoga studio and cycle hub, all contributing to an environment where productivity, health and well-being thrive.
