Working collaboratively alongside Knight Frank (PM & QS), Incognito (Designer) and Crookes Walker Consulting (MEP), we successfully delivered Brabners’ stand-out Lancashire office in November 2021.
After delivering Brabners’ existing offices in Liverpool, we were brought on board to help transform their new offices in both Lancashire (7,000 sq. ft.) and Manchester (21,000 sq. ft.).
The project was driven by the 400-strong law firm’s strategic growth plan. It’s a significant investment that reflects Brabners’ commitment to clients and to staff, consolidating its status as one of the Sunday Times’ ‘Best Companies to Work For’.
Brabners is not a standard law firm, so this couldn’t be a standard office fit-out. Using the detailed design principles for the Manchester office, we needed to deliver a smaller, high-quality, economical version in Lancashire.
From the outset, this project was very much about collaboration.
Throughout the project, we worked alongside the entire supply chain to get the design and products right. Running regular development workshops helped mitigate potential problems, highlight available options, and find the best solutions together, which paid dividends to the end result.

It was important to incorporate the same look and feel of the Manchester office in Lancashire. However, as the Lancashire site is smaller, relevant costs were reasonably high per sq. ft. We worked extremely hard with all parties to find cost-effective solutions, without compromising on quality.
As there has been a shortage of products industry-wide, we worked closely with the client team to source available products and use UK materials, rather than going to the EU.

After starting on site in September, we handed over Brabners’ Lancashire office in late November 2021.
This new office in Lancashire is a space with high levels of detail, bespoke joinery and exceptional-quality materials and finishes. As well as the internal refurbishment, we also put in car charging points and updated the external signage to reinvigorate the outside of the building.
